This is completed that the most frequently-asked questions. If you have any more questions, contact us by telephone or e-mail as below;

１．What is included in rent?

１．Rent include furniture, home electronics, room cleaning service(once/week) towel exchange (twice/week), Cable TV standard channel, basic telephone charge, usage fee of lounge, gym on second floor, message relaying, mail/ package storage, courier parcel arrangement, limousine & taxi arrangement. Utilities are not included.

２．How can I know the availability of unit? And how can I make application and contract?

２．Contact us by telephone or e-mail as above and let us inform when you would like to move in, what type of room you would like (1bedroom/ 2 bedroom / 3 bedroom), how long do you plan to stay, how many people would stay in. You can hold unit two month in advance.

３．How long does it take to move in after I am accepted my application?

３．It takes one week at least after we accept application. In case of urgent please consult us first.

４．Can I extend contract?

４．In case there is no appointment after yours, it is possible to make re-contract, or in case there is appointment already, we would like to arrange other unit for you on your request. Please inform us about it as soon as possible.

５．Is it charged when I cancel the application?

５．It depends when you cancel. See below;

On the day of scheduled day of moving in・・・ cost 100% of one month rent. One day before・・・ cost 90% of one month rent.
Within two weeks・・・cost 50% of one month rent.

６．Can I rent one week?

６．For security reason, minimum length of stay is only one month. After one month we can request as pro-rate basis on your request.

７．Can I pay rent by credit card?

７．No. please make cash transfer though a bank.

１．Is there parking lot?

１．Yes, there is parking lot in this building. One is multilevel parking tower, which can accommodate 18cars. (Car should be less than 1.55 meters high) The other one is regular style with shutter which accommodates one car. 40,000yen / month, contract of parking lot is required.

３．Can I make removal of furniture and bring in mine?

３．It is possible. Please inform us when you make application.

１．Does information staff is in the building regularly?

１．The staff are at information desk on first floor, between 9:30am-5:30pm, Monday- Saturday. The other time, guards will be there. We have staff to stay in this building 24hours everyday to keep your safety. Additionally there is office on third floor, we will attend to you during business hours.

２．Can I use internet?

２．Yes, you can use optical fiber internet（100Mbps・best effort） with 2900 yen/month. When you would like to use wireless, there is loaning service.

３．Is security tight?

３．Entrance of the building is locked all the time and can be opened by only keycard. Each unit has dimple style key which is almost impossible to make copy, and unlock without the key. There is a staff on first floor except midnight-6:00am. After midnight, guard is at guard’s room in this building at call. Additionally, there are a number of security cameras inside and outside of the building and monitor 24 hours, and a security firm takes charge of this building　as well.

４．Is there any room to invite friends and family?

４．Please tell us in advance, depends on availability we can arrange other unit for them. We can arrange extra bed (optional), huton- Japanese style mattress (free)　in your unit as well.

５．How can I pay utilities?

５．You can apply and pay by yourself, or we can apply and can charge you with rent. Depends on contract, we may be able to　add price on rent. Consult us for more detail.

６．Can a staff receive parcels and letters while I am out?

６．Not only you are out, a staff receive all parcels and letters at information desk except for corrective / frozen/ cooled.

７．Is there any laundry cleaning service?

７．Affricated dry-cleaning company comes every twice a week. A staff arranges your laundry for delivery and receives (optional). Other laundry can be washed once a week on your request (15,000yen/month)

８．Can I have any pet?

８．We are afraid to say but absolutely not.

９．What does room cleaning service cover?

９．Linen exchange, towel exchange, bed making, vacuum, wash up bathroom, kitchen, , wipe-up furniture, collecting garbage, clean up veranda, clean up air conditioner. This service is once a week (towel exchange is twice a week), in case you would like them to do more frequency, we can arrange (optional)

１０．Can I request some more equipment?

１０．It depends on contract, if it is long length, to stay here more comfortably, we would like to arrange as possible.

１．Is there any hospital nearby?

１．Yes, there a number of hospitals and clinic. We can inform you where you can have treatment with other language such as English or Chinese. In case of emergency, we will take you to hospital.

２．Is there any convenience store and supermarket nearby?

２．Yes. 4 or 5 convenience stores are nearby. Three supermarkets are at walkable place. When you use bike, there are three more. There is bike loaning service for daily parches, please feel free to request us.

１．賃料にはどんなものが含まれていますか？

１．賃料には、家具・家電の他、リネンサービス（週1回）、タオル交換（週2回）ケーブルテレビ基本チャンネル、電話基本料、２F 入居者専用サロンのご利用、２Fフィットネススタジオのご利用、各種受付・取次ぎ代行サービスが含まれております。水道光熱費は実費精算となります。

２．空室の問い合わせや予約はどうすれば良いですか？

２．上記お電話又はメールにて承っております。入居予定日、ルームタイプ、入居予定期間、入居者数等をお教え下さい。また、ご予約は2ヶ月前から受付しております。

３．申し込みから何日で入居できますか？

３．原則お申し込みからご入居まで各種手続きに1週間程お時間を頂戴しております。お急ぎの場合は、お電話でご相談下さい。

４．契約期間の延長はできますか？

４．次の予約がなければ、延長（再契約）はできます。予約が入っていても、お部屋の移動で対応できる場合もございますが、延長が決まりましたら、できるだけ早くお申し出下さい。

５．申し込みしてから、キャンセルした場合にキャンセル料はかかりますか？

５．入居申込書を提出していただいた後のキャンセルにつきましては以下のようになっております。
入居日当日・・・月額賃料100％
入居日前日・・・月額賃料90％
入居日から14日以内・・・月額賃料の50％

６．1週間ほど借りることはできますか？

６．セキュリティーの都合上、ご契約は最短で1ヶ月からとなります。1ヶ月以上でしたら日割り（1日単位）でご利用いただけます。

７．クレジットカードは利用できますか？

７．恐れ入りますが、クレジットカードはご利用できません。銀行振込でお願い致します。

１．駐車場はありますか？

１．敷地内に機械式駐車場（18台、ハイルーフ不可）、屋内駐車場（1台）がございます。料金は月額4万円で、お部屋とは別の契約になります。

２．お部屋にはどのような設備がありますか？

３．家具を撤去することはできますか？家具等の持ち込みはできますか？

３．家具を全部または不要なもの一部を撤去することは可能です。またお手持ちの家具等を持ち込むこともできます。

１．インフォメーション（ゲストリレーション）スタッフは常駐していますか？

１．インフォメーションスタッフは月曜日から土曜日の午前9:30から午後5:30まで１F受付にて勤務しております。それ以外の時間帯と日曜日・祝日は、警備員が対応しておりますので、基本的に24時間人はおります。また弊社事務所が館内の３Fにございますので、平日の対応はそちらでも対応しております。

２．インターネットは使えますか？

２．光ファイバーのインターネット（100Mbps・ベストエフォート）を月額2,900円でご利用できます。また、室内でワイヤレスで接続されたい場合は、無線LANルーターを無料で貸出しております。

３．セキュリティーはどうなっていますか？

３．エントランスではICカードで、各住居玄関はディンプルキーで開錠します。深夜（0:00～6:00）を除く、早朝から夜間まで常に１Fインフォメーションにスタッフまたは警備員が常駐しております。　　　　また、深夜も警備員は館内の警備員室で待機しております。また、館内外は常に複数の監視カメラで管理されており、警備会社とも契約しております。

４．来客者や家族が宿泊できる部屋はありますか？

４．事前にお知らせ頂き、その際に空きがあれば別のお部屋をご用意することもできます。または、エキストラベッド（有料）、布団（無料）をご用意できます。

５．水道光熱費の支払いはどうすればいいですか？

５．各会社と直接ご契約していただいても、弊社が代わりに契約し賃料の請求とあわせてご請求することも可能です。また、長期など契約条件によりましては、賃料に上乗せして請求または賃料に含むこともできます。詳しくはご相談下さい。

６．不在時の宅配便等の受け取りはどうなっていますか？

６．不在時に限らず、すべての宅配便、郵便物は１F でインフォメーションスタッフまたは警備員が入居者様の代わりに受け取ります。クール便、代引き以外のすべての宅配便、郵便物を受け取ることが可能です。

７．クリーニングサービスはありますか？

７．提携クリーニング店が週2回集荷・配達に来ています。インフォメーションスタッフが代行して洗濯物をお渡し・受け取りを行います。また下着類などのランドリー（アイロンなし）につきましては、別途オプションで承ります（月額15,000円）

８．ペットの持ち込みは可能ですか？

８．ペットの持ち込みはご遠慮願っております。

９．リネンサービスの範囲を教えてください？

９．リネン交換、タオル交換、ベッドメイク、バキューム掛け、バスルーム・キッチン清掃、家具類の拭き上げ、ゴミ収集、バルコニー清掃、エアコンフィルター清掃を週1回行います。タオル交換は週2回です。別途オプションにて回数を増やすことができます。

１０．備品・家具等のリクエスト・追加はできますか？

１０．契約条件により異なりますが、長期契約の場合はできるだけご要望に沿うよう対応致しますが、お答えできない場合もあります。

１．病院は近くにありますか？

１．総合病院をはじめ、クリニックセンター、個人病院など複数の病院がございます。また英語を話すドクターをご紹介することも可能です。また、緊急時には弊社スタッフが入居者様を病院へお連れすることもできます。

２．コンビニ・スーパーは近くにありますか？

２．コンビニは近くに４軒から５軒、スーパーも徒歩圏内で３軒、自転車圏内でしたら、あと３軒ございます。入居者様専用の無料貸出自転車もご用意しております。お買い物等にご活用下さい。

Shopping

The biggest electric store in Kansai area named Yodobashi Umeda, The biggest Department stores of Hankyu Department Store, Hanshin Department Store, Daimaru Department Store, one of Largest underground mall in Japan named Whity Umeda, DIRMOR Osaka, Hankyu Sanbangai are walkable from Brillant Osaka, about 10-20minutes. It is impossible that browsing this area only one day. Wonderful shopping area brings you amazing discovery of new purchase.

１．Depertment Store

Hankyu Umeda Department Store	The biggest Department store near Osaka Station. Advantage of the store is that garments, designer's clothes to led the fashion, also it is known as having the best range of westerner sweets. Recently it has been reconstruction till 2011 while running.
Hanshin Department Store	It is directly connected to Hanshin Umeda Station. To compare other Department stores, it has rather homely atmosphere although, is famous for the best range of groceries. Food court in Hanshin Department Store looks so unlike “Department Store thing” and it became one of viewpoint for tourist.
Daimaru Department Store	It is directly connected to JR Osaka Station. Selection is like well-established one’s. It will be extensional when Osaka-eki Kita building construction starts.

２.Supermarket

Viva Oyodo	Nearest supermarket. It is about 6minutes from Brillant Osaka, Since it used to be municipal market, price range is not that high.
Daimaru Peacock	It is almost as same distance as Viva Oyodo. It is about 6minutes. It provides variety of delicatessen. It also has exclusive groceries.
KOHYO	It provides fresh foods. It is about 12minutes by walk, and 5minutes by bike. There is free park space in front of the store.
Seijo Ishii	Imported groceries oriented store in Hankyu Sanbangai. Variety of imported groceries available.
Ikari	Exclusive oriented supermarket which located in JR Osaka Station yard. It provides variety of imported food and delicatessen for bachelor.
JUSCO	Hanshin Noda station which next to Hanshin Fukushima station is the nearest station from the store. Big homely supermarket.

３．Others

Yodobashi Umeda	It is large-scale electric store. It not only covers most of electric appliance but also sells other stuff such as suitcases, has foreign exchange shop. Besides, it has clothes shops such as come ca store, UNIQLO or even restaurant mall.
HERBIS ENT	It has luxury brands such as Louis Vuitton, Gucci, Tiffany. It also has quality café and beauty-salon, or even Stage Theater for Shiki Theatrical Company.
Whity Umeda	The largest under ground mall in this area. It connects major hotels, department stores, fashion building. Huge mall which 1milion people passes one day, makes anyone (even the locals!) lose their way.
DIRMOR Osaka	It connects to Whity Umeda, under ground mall, has shops for mostly younger generation.
Hankyu Sanbangai	It is located below Hankyu Umeda Station, underground mall. Landmark named “Big Man”, Kinokuniya book store are in it. It has many restaurants.

４．Pharmacy

Kokumin	It is in Shin-UmedaCity, dispensing pharmacy is in it. Nearest pharmacy of Brillant Osaka.
Matsumoto Kiyoshi	It is in JR Osaka station yard. Variety of articles with reasonable price is advantage.

５．Convenience store

Three Lawson, Two Family Mart, one Seven-Eleven, one Sunkus are located near Brillant Osaka.

Restaurants, Amusement

Famous restaurants which intros by media or magazine or real Osakish restaurants are located near Brillant Osaka. You will find and enjoy variety of food from all over the world.

Hotel

Westin Osaka Westin Osaka is only one minute from Brillant Osaka. There is shuttle bus serves (to Osaka station) every 15munites, to Kansai airport is three times a day. １．百貨店

阪急百貨店うめだ本店	梅田地区最大の百貨店。服飾、高級ブランドに強く、感度のいい品揃えで知られています。地下の洋菓子の品揃えは有名。現在営業をしながら、建て替え工事中。2011年完成予定。
阪神百貨店本店	阪神梅田駅直結の百貨店。比較的庶民的な百貨店で、地下の食料品の品揃えでは特に有名。百貨店らしくない地下フードパークは大阪名物です。
大丸百貨店梅田店	大阪駅直結。老舗百貨店らしい品揃え。大阪駅北ビル新築工事と同時期に増築し、売り場を拡大予定。

２．スーパーマーケット

VIVA大淀	ブリアン大阪からもっとも近いスーパー。徒歩6分。前身が公設市場だったので、価格は比較的リーズナブル。
大丸ピーコック西梅田店	昨年オープンした高級スーパー。徒歩6分と近く、惣菜などのデリカも豊富。
スーパーマーケットコーヨー福島鷺洲店	生鮮物品揃えが豊富なスーパー。徒歩12分と少し遠いが、自転車を使えば5分ほどで着きます。また、無料駐車場も完備されています。
成城石井阪急三番街店	阪急三番街内にある高級スーパー。輸入食品の品揃えが豊富。
イカリスーパー大阪駅店	大阪駅構内にある関西地盤の高級スーパー。 輸入食品の品揃えが豊富で。場所柄単身者向けの惣菜なども充実。
JUSCO野田阪神店	阪神福島の隣の駅「野田阪神」の駅前大型スーパー。品揃えが豊富。

３．ショッピングセンター他

ホワイティー梅田	梅田地区最大の地下街であり、梅田地区の駅、ホテル、百貨店、ファッションビル等を地下で結ぶ一大地下街。1日100万人が通行するといわれる巨大地下街は地元のひとでも迷います。

近隣には、ローソン3店、ファミリーマート2店、セブンイレブン1店、サンクス1店
の計7店のコンビニエンスストアがあります。

レストラン・飲食店・アミューズメント

　テレビや雑誌で紹介される名店や大阪ならではのお店までたくさんの飲食店で
世界中のグルメが堪能できます。
　また、劇団四季の大阪四季劇場や落語やミュージカル公演の梅田芸術劇場、
